Housing Qardan Hasana Application
We support Mumineen’s needs for adequate housing, the Qardan Hasana Fund can be allocated for new housing or for home improvement and refurbishment.
To ensure your application is processed as quickly and efficiently as possible, please submit all documents in accordance with the requirements outlined below. Incomplete submissions may result in delays or withdrawal of your application. Please note that, in some cases, our underwriting team may request additional information.
HOUSING QARDAN HASANA DOCUMENTATION REQUIREMENTS
Please ensure you upload the correct supporting documents based on the amount of Qardan Hasana you’re applying for:
Small Qardan (up to £25,000) – Required Documents:
- 3 months bank statements
- 3 months payslips
- If Self employed; previous year’s trading accounts and SA302 tax returns
Medium Qardan (£25,001 – £75,000) – Required Documents:
- 6 months bank statements
- 6 months payslips
- If Self employed; previous two years’ trading accounts and SA302 tax returns
Large Qardan (above £75,000) – Required Documents:
- 12 months bank statements
- 12 months payslips
- If Self employed; previous three years’ trading accounts and SA302 tax returns
- Accountant’s statement regarding current year
You will also need to provide the following:
- Safai Chitti: You must provide your Safai Chitti obtained specifically for the purpose of Qardan Hasana. You can contact your Amilsaheb / Jamaa’t to obtain it.
- Two Sponsors: Two sponsors are required for your application. Sponsors must be members of the Dawoodi Bohra community in the UK and known to the Foundation.
- Jewellery as Rehen: Jewellery worth at least one-third of the value of the requested Qardan Hasana is required as rehn.
- Covering Letter: Please provide a brief covering letter summarising your application, including the purpose, amount requested, and repayment plan. Kindly ensure it demonstrates your ability to meet repayments responsibly.
- Supporting documents: When applying for Qardan Hasana, please ensure you provide relevant supporting documents based on the purpose of your application:
- Full Ownership: You may provide brochures, including photos and floor plans and any other supporting information.
- Shared Ownership: You may provide brochures from the council or housing association, including photos and floor plans, Offer letter from the housing association and any other supporting information.
- Renovation: You may provide quotes from builders or contractors and any other supporting information. In addition to the above, please provide evidence showing how the remaining funds (i.e., the portion not covered by Qardan Hasana) have been arranged.
- Residential Status: If you are not a British national or do not hold Indefinite Leave to Remain (ILR), you must provide proof of your UK residential status and a valid e-Visa. The tenure of the Qardan Hasana must align with your visa validity and must not exceed its duration.
- Affordability Assessment: You will be required to pass a financial affordability test. Qardan Hasana will be granted based on your financial capacity. We will use your income and monthly outgoings to assess your Qardan Hasana affordability, ensuring that repayments do not impose undue financial strain on your budget. It is recommended that the borrower contributes at least 50% of the property purchase price from their own funds. The remaining 50% may be financed through Qardan Hasana from the Qardan Hasana Scheme. Each application will, however, be assessed individually on a case-by-case basis. Funds shall be disbursed directly to the solicitor/conveyancer upon formal confirmation of the exchange of contracts. No disbursement will be made prior to this confirmation.
